What Affects the Build Timeline?

The first step in getting your garage built after signing a contract is applying for a permit from the municipality in which you live. 

This can take anywhere from 2-4 weeks, and even in some cases longer if a zoning variation is required. 

Once the permit is received the garage building process can be broken down into 5 relatively simple steps:

1 – Demolition of Existing Garage

If there’s an existing garage, the first step is to demolish the structure. This typically takes 1-2 days, depending upon the size and construction of the garage being torn town.

2 – Preparation and Installation of the Concrete Foundation and Slab

The most important part of making sure your garage lasts for many years is the preparation and installation of the concrete foundation and slab.

Proper forming, prep work, and pouring of the concrete can take 2-3 days depending on the size of the garage. 

While it takes a short time to get the concrete poured, the concrete needs to cure for 2-3 weeks depending on temperature and moisture before the garage can be built on the foundation. 

This wait time makes sure the concrete is at full strength to minimize cracking and settling one the garage is built and being used.

3 – Building the Garage Structure

Building of the garage structure, including framing, roofing, windows, doors, trim and siding, can take 3-5 days depending on the size and complexity of the garage.

4 – Electrical Installation

Electrical installation and wiring typically takes 1-2 days, depending upon the options selected.

The number of lights and outlets and the distance from the main electrical panel all impact how quickly an electrician can finish the electrical work.

5 – Final Touches

Putting the finishing touches on your new garage – including epoxy floors, drop-down stairs, landscaping restoration, and gutters typically takes another 1-4 days to complete.

All things considered between permitting and the actual build, it can take 6-8 weeks to build your detached garage from the time a contract is signed, not counting things out of the builders control such as weather, pandemics and labor shortages.
