Additional Municipal Processes: Our staff has the ability to navigate complicated projects through challenging village processes. With decades of experience at Zoning Boards of Appeal, Village Boards/Councils, and Historic/Preservation Commissions, getting the garage project you want has never been in better hands!
HGB’s Staff – Our staff will schedule and appear for all municipal inspections at your property.
5” concrete slab – Built with fiber mesh reinforcement and a 6-bag mix, our standard slab strengthens the concrete and improves its structural lifespan. The industry standard is to install only a 4” slab (which is typically what the municipalities require).
Rebar in the footing – In order to further strengthen the garage’s foundation (likely the most important structural component of your garage), we install (2) #4 rebars in the thickened edge that runs around the perimeter of the slab.
Housewrap (e.g., Tyvek) – This product is included on the outside of the wall sheathing, functioning as a weather-resistant barrier preventing rain from getting into the wall assembly while still allowing water vapor to pass to the exterior. This improves the longevity of your garage, keeps the structure dry, AND is a necessary part of the installation process for the vinyl siding manufacturer to warranty their product.
LP SmartSide Trim – All openings on your garage, and the fascia and soffit, are finished using this wood composite product that has a 15-year factory guaranteed warranty. Since these openings are not aluminum-wrapped (as is the standard within the industry), they will not dent, and your garage will maintain its finished look for years into the future.
Standard Electrical Work – Includes LED light fixtures for the interior and exterior lights (1 interior light and GFI outlet are included for each vehicle bay). Plus, the electric is installed “drywall ready” which means that it’s recessed and ready for the interior of your garage to be finished in the future if the need arises.
Insulated Overhead Doors & Windows – With the electric being installed to allow for insulation and a wall covering (e.g., drywall or a wall hanging system), we include an insulated overhead door and service door, along with a dual-pane window(s) as a standard part of your project. By including these items, we are allowing you time to consider finishing the interior of the garage at some point if that is of interest.

Web-enabled garage door opener – Which provides the comfort of knowing that your garage door is closed, regardless of where you are in the world!
Gutters and downspouts – This product is included to collect rainwater and direct it away from the garage’s foundation. This will protect the foundation from settling and pooling water on your driveway and sidewalk.
Epoxy coated garage floor (solid color) – With slip-resistant additive included. This not only makes your garage look better, it also protects the concrete floor from general wear and tear, staining, and the harsh salt deposits from Chicago winters.
The area around the garage – Will have a rough graded finish; any permit required grading work will be the owner’s responsibility, and any permit bond associated with this work will need to be provided by the owner.
2-year warranty – Is included with your Heartland Garage. We strongly believe that this significant investment you are making should be protected by our best-in-the-industry warranty!
